  • In 2006, the 200 Market Building was the first existing multi-tenanted office building in America to receive the LEED Gold rating from the U.S. Green Building Council.
  • In 2010, the 200 Market Building received the highest sustainability award of all:   LEED-EB Platinum.
  • Built in 1973, the 200 Market Building is one of the largest office buildings in Oregon with 400,000 sq. ft. on 18 tenant floors. The underground parking lot has 560 extra large spaces. The 200 Market Building has one of the best parking ratios in the city: 2:1,000 RSF.
  • In 1988, Russell Development Company purchased the building and invested $25 million in the removal of asbestos and complete reconstruction of the building’s interior and the exterior ground level. All of the systems (HVAC, ceiling, lighting, electrical distribution, data/telephone distribution and life safety) were brand new as of the completion of the reconstruction in 1990.

  • In 2012, 200 Market won First Place as the Cabon Leader for large buildings over 100,000 square feet in the Carbon 4 Square challenge through BOMA Portland!  Carbon Leaders are buildings that demonstrated the most success and innovation in managing Watts, Water, Waste and Wheels.  74 commercial Portland area buildings participated in this voluntary competition to benchmark environmental performance over a 12-month period.
  • Security: The 200 Market Building has an on-site guard on duty in the entry lobby at all times. The parking entry system is by a remote card reader. This system allows the same card to be used for the elevator, office and sub-office entry. The building exterior and parking areas are viewed continuously by multiple video surveillance cameras.
  • Operating hours of the building are 8:00 to 6:00 p.m., Monday through Friday.
  • Life Safety: The life safety system was modified in 1990 to meet the then-current codes, including stairwell pressurization, elevator shaft pressurization, and smoke evacuation for the three adjacent floors. The building is fully sprinklered and has current-code emergency exit lighting. The sprinklers are ceiling mounted.
  • Floor Load: Office floors are designed to support a 50-pounds per sq. ft. live load, plus a 25-pounds per sq. ft. allowance for partition loading. Corridors and stairs are designed to support a 100-pounds per sq. ft. live load, and the structure can support light storage loads of 125 pounds per sq. ft. in most areas with no modification.
  • The building is in compliance with the current requirements of the Americans With Disabilities Act (ADA) of 1992, as required by the City of Portland Building Bureau.
  • The 200 Market Building meets the 1985 Uniform Building Code for both seismic and wind loading.
